SITE PREPARATION

  • Standard site preparation and levelling including, rental of machine for cut and construction of concrete slab on ground.
  • Service Connection – Power, Phone, Water, Sewer, Gas & Stormwater.
  • Conduit for NBN connection.
  • Pegout Survey

PLUMBING AND DRAINAGE

  • All plumbing and drainage as per the plan.
  • All taps and showers to satisfy the energy star rating to be selected from the builder’s nominated premium Range.
  • 2 x garden taps.
  • Supply and install 1 x above ground poly rainwater tanks as per BASIX if required.
  • Supply and install instantaneous hot water system (26L/min) inside the wall.
  • Standard round PVC downpipes.
  • 1 x gas point.

CONCRETE SLAB

  • Structural engineer designed “M” class concrete slab.
  • All piering, up to 1 m ($100plm extra)
  • Superior TERMITE BARRIER to all slab penetrations and termite barrier to the perimeter of the home.
  • Drop edge beams are charged at $ 600 per square metre.
  • Driveway (50sqm)

FRAME AND WALL LINING

  • T2 Termite treated frames.
  • 450mm eaves or as noted on architectural plans.
  • 90mm external and 90mm internal stud frames to the ground floor and first floor.
  • Drop edge beams are charged at $ 600 per square metre.
  • Up to 3000mm high ceilings for the ground floor & first floor.
  • 300mm engineered joist system.
  • 10mm plasterboard linings to walls and ceilings.
  • 6mm villaboard to wet areas.
  • Tiled niches to all bathrooms and bathtubs.
  • Drop ceiling or bulkhead to the kitchen.

FRAME AND WALL LINING

  • Tiled roof from the Monier Atura range
  • Colorbond roof
  • Anticon roofing blanket.
  • Colourbond metal fascia and gutter from a selection of ColorBond colours.

INSULATION

  • Thermal batts to external walls including the internal wall between garage & house.
  • Thermal batts to ceilings.

DOOR ARCHITRAVE AND SKIRTING

  • 2340mm x1200mm front entrance door with clear glass in painted/stained finish.
  • 2340mm Laundry entrance door solid timber.
  • Solid Timber internal doors in stain finish.
  • Square set or 90mm 3 step cornice.
  • 90mm architrave to doors and windows in the paint finish.
  • 118 mm skirting in the paint finish.

DOOR HARDWARE

  • Enterance Door: Samsung SHP-DP710 Pull-doorlock
  • Internal Doors: All bathrooms and WCs feature lever handles with privacy sets.
  • Wall/door stops to all doors.
  • Entrance equipped with a Video Intercom.

GARAGE DOORS

  • Remote-controlled Aluminium sectional overhead door. Choice of colours.
  • Epoxy floor coating

  • Hard-wired smoke detectors provided with battery backup.

  • Tiling Heights – Bathroom and Ensuite – Floor to ceiling
  • Laundry -600mm high tiling over laundry tub & skirting tiles to the remainder

  • Norico lever mixer to all basins.
  • Norico chrome lever mixer and outlet to the bath.

  • Safety Rail to the perimeter of the first floor as required. Stair and Void Protection.

WARRANTY

  • 6 years structural.
  • 6 months of defects.
  • Appliances and fittings as per manufacturers.

  • Landscaping.
  • Clothesline.
  • Rock excavation.
